Subject: 3206 R Avenue and 807 32nd Revisions
Dear Mr. Frisinger:
The following is in response to your Plan Review comments dated 08/30/2021 for the above-mentioned project. Our responses are numbered to match the order of the redlines on the drawing
set.
Sheet A1: Building 2 Cover Sheet: “Rated ceiling required if less than 5’ from property line per 2018 R302.2.3 WA amendment. Please revise plans to reflect this.”
Applicant Response: Jesse Hadley (Project Architect at Milbrandt Architects), has discussed this comment and related fire rating comments with Mr. Frisinger over the phone. The conclusion
from the phone call is to keep the drawings as originally shown.
Sheet B2: Building 2 Building Plans: “Rated ceiling required if less than 5’ from property line per 2018 R302.2.3 WA amendment. Please revise plans to reflect this.”
Applicant Response: See response above.
Sheet U1(R): “Washing machine hookups shall be accessible, and drains shall be readily accessible under UPC 606.6, 804.1 Provide louvered doors or 100 sq” make up air opening at dryer
closet.”
Applicant Response: We have included this note in the Unit Plan notes and it is now reflected on each unit plan sheet.
Sheet U7(R): “Pressure/Temperature relief valve shall discharge through an air gap into the drainage system or outside of building UPC 608.5.”
Applicant Response: We have included this note in the Electrical Notes section and it is now reflected on each utility plan sheet.
Sheet U9: “Water hammer arrestor required at all devices with quick closing valves.”
Applicant Response: We have included this note in the Unit plan notes and it is now reflected on each unit plan sheet.
Sheet D7: “1 Hr rated lid within 5’ of property line per 2018 IRC302.2.3 Wa,” with image attached.
Applicant Response: See response from comment #1.
