I am good to go with it. The followings are needed nonetheless: 1. Demolition permit is required for the demo of existing garage. 2. Ordinarily a boundary survey of the subject property is required. However, the neighboring property located to the east of the subject property was recently surveyed. You will need to use the neighboring property's property corners to measure off of to determine your lot width. Contractor shall be responsible for the adequacy of all temporary and/or permanent support systems. b. Retaining Walls. Do not backfill against retaining walls until concrete has cured to at least 2,500 psi (okay to use high early strength admixtures or additional cement in the mix to achieve this purpose). For retaining walls that are to be connected to horizontal (floor or slab) diaphragms, do not backfill against the retaining wall until such horizontal diaphragms are in place and properly connected to the retaining wall. 3 9) Conventional Wood Framing: a. General Construction: Pre -drill all nail holes where required to avoid splitting. Connect all wood members per the attached sketches, callouts, and the IBC. b. Bolts: Unless otherwise specified, use washers on all bolts; tighten all bolts to a very tight snug wrench tight condition; use standard A307 bolts; use hooks on all embedded anchor bolts. Provide the following minimum edge distances between the centerline of bolt and all edges of bolted wood, and between centerline of multiple bolts: i. 1/2 inch diameter bolts.................2.5 inches ii. 5/8 inch diameter bolts...............3 inches iii. 3/ inch diameter bolts.................3.75 inches iv. 7/8 inch diameter bolts. 6 a 4 0 4.3 inches v.
