HomeMy WebLinkAboutCOR-2000-Drawing Revisions Needed - February 15, 2000 Anacortes Housing Authority Attri.: Steve 719 Q Avenue `\ Anacortes,WA 98221 RE: Repair&Renovation 22°d&23rd Street Units Dear Steve, The following comments are based on the plans and specifications provided for the above-mentioned project. Please respond to each item in writing, and by revising the drawings as needed. 1. The existing garbage container located 22°d Street is in the City right-of-way and would interfere with the extension of a sidewalk along the south side of 22°d Street. We need to discuss the possible ties of relocating the dumpster pad and installing the sidewalk. 2. The barrier free symbol, Detail 6, Sheet C4 needs to be white on blue background per WAC 51- 40 Section 1106.16.3. 3. Sheet A7 shows Detail 10 as a two-hour fire resistive area separation wall,which appears to be located at Building 7B at the west wall. Is this existing construction to be modified? Provide listing for 2-hour fire resistive wall assembly per UBC Section 703. 4. Provide project valuation for each building address. Separate permits will be issued for each address. 5. All laundry rooms will need to be provided with an exhaust fan per VIAQ 302.2.1. 6. It appears the new decks will be a cantilevered deck. Provide engineering to support the 5-foot cantilever. Provide details for connection to existing joists. 7. All walls and floor/ceiling assemblies separating units shall be of a minimum 1-hour fire resistive construction per UBC Section 310.2.2. The fire resistive construction will need to be continuos behind tubs,tub showers, showers, cabinets, etc. Membrane penetrations of fire resistive walls shall be by use of a penetration fire stop system per UBC Section 709.6. Verify method of penetration fire stopping(such as at washer or dryer). i 0 8. Non-metallic electrical outlet boxes are noted in the specification manual. Please note that all electrical outlet boxes,which penetrate 1-hour fire resistive membranes, shall be listed for 1-hour fire resistive construction per UBC Section 709.7. Please note separation of electrical boxes on opposite sides of fire resistive walls by 24 inches minimum. 9. Sheet Al2 indicates fire stopping at various locations. Please note, fire stopping is required at top plates of party walls separating units and at void spaces between walls not to exceed 10 feet horizontally. Soffits will need to be fire stopped at 10-foot intervals and at each party wall separating units. UBC 708 10. The floor ceiling assembly will need to be draft stopped between units and in line with fire resistive walls separating units per Section 708.3. 11. Penetrations of fire resistive floor ceiling assemblies shall be protected per UBC Section 710. For instance, exhaust fans penetrating the ceiling assembly between an upper and lower unit. 12. Fire stopping is required at floors and ceilings where shafts are constructed for furnace and water heater venting. 13. It appears the washer and dryers are located under the stairs(usable space under stairs) Enclosed usable space under stairs shall be protected on the enclosed side as required for 1-hour fire resistive construction per UBC Section 1003.3.3.9. 14. The general description notes on Sheet Tl indicate a group H occupancy, this is not a Group H occupancy please revise drawings general note. 15. Sheet A-11 Detail 2 shows the typical storage shed. Call out lag bolt size, length and spacing for truss support ledger. Foundation anchor bolts shall be provided with 2"x2"x3/16"plate washers per Section 1806.6.1. Provide listing for vinyl siding per Section 1404. 16. A listed expansion tank shall be installed at all water heaters when a device is installed which prevents pressure relief through the building supply per 1997 UPC Section 608.3. The PRV needs to be listed with a bypass. Provide manufacturers cut sheets and listing. 17. The water heater and furnace are shown installed in what appears to be a closet. The water heater and furnace will each need to be approved for installation in an enclosed space, i.e.,closet,units will need to be direct vented per UMC Section 304.5. Perhaps fully louvered doors may be considered unfonfined space. 18.
