Safety Violations
Mr. Caracciolo,
The following is a result of a safety inspection completed for the above mentioned
residence on July 22, 2005. It appears the existing single family residence had been
converted into a duplex without proper building permits. It appeared that this conversion
may have taken place approximately 1995.
General Building Safety Issues
■ No continuous fire separation between units; walls or ceilings. IRC R317.1
■ Gas furnace in east unit services only the other unit. IRC M130.5.1.
Unit No 1 (west lower floor and all upstairs) Three Bedroom Unit
■ Inadequate fire blocking (wall/ceiling/stairs)R317.1 and R602.8.
■ Stair between floors unsafe. Low clearance (64") and narrow landing near top.
-IRC R311:5.4, R311.5:2Inadequate smoke/fire detection equipment: First floor
smoke detectors do not work. Second floor top of stair is missing from fixture.
Northeast bedroom detector does not work. IRC R313
■ There is inadequate egress in all three bedrooms, in that the windows are too
small. R310
■ There is no temperature pressure relief drain on the water heater. IRC P2803.6.1.
Unit No. 2 (bottom floor east side)
■ Gas furnace in closet, which serves other unit, does not have enough clearance in
front. Minimum 30" is required. IRC M1305.1
■ Furnace does not have proper combustion air intake. IRC G2407.1
■ Furnace B-vent does not have required 1" clearance to combustibles. IRC
G2427.7.7
Continued-Unit No. 2 (bottom floor east side)
■ Furnace supply ducts damaged, which could spread fire through ducts. IRC
M160.3.1
• There is no fire blocking or does the ceiling have drywall above the furnace. IRC

■ There are no operable smoke detectors in unit. IRC R313
■ Inadequate egress. IRC R310. There are no openable windows in the bedroom
(only exit is at the other end of the unit) IRC R310
■ There is not a kitchen exhaust fan over the stove. IRC M1502.1
• There is no temperature and pressure relief drain for the water heater. IRC
P2803.6.1
Prior to permit issuance for the additional single family unit the following fees would
need to be paid: Sewer GFC - $5,646, Traffic Impact Fee - $900.00, Storm Drain
Impact Fee - $1,126, Sewer Inspection Fee - $50.00, and necessary building,
plumbing and mechanical permit fees.
