Dear Ken, Please provide a written response to each of the following items so that I can complete the plan review: 1. The plan indicates a two-hour firewall separating the house from garage. Please show how that firewall meets all of the requirements of the 2009 International Building Code Section 706. The submitted plan does not show the wall extensions required by Section 706.5 and does not meet the requirement of any of the exceptions listed. Section 706.5.1 calls for the exterior walls intersecting the firewall to be constructed as I-hour walls for 4 feet in both directions and the openings within those walls to be 45 minute fire rated.The wall between the hallway and the courtyard is required to meet the requirements of Section 705, and would be a one-hour firewall. 2. It would be very difficult to frame the firewall to the underside of the roof sheathing with the intersecting roof planes in that area.IBC Section 706.2 requires that the building be separated into two structurally independent parts by the firewall.A roof framing plan detail would be needed to show how this would be done. The roofs on both sides of the wall need to have fire- resistant sheathing within 4 feet and have no openings(no ridge vents,etc.). 3. The storm drainage is required to go to the stub provided at the street. 4. There is no wall shown between the kitchen and the master bedroom. Is this intentional? 5. A structural detail is needed to show how the stacked(I presume)HDU5 holdowns are to be installed. Given the concerns listed in items 1 and 2,we recommend installing residential fire sprinklers instead of the two-hour firewall unless the building design is altered to make the firewall more feasible to construct.
