STORAGE,AND DOCKS» Chapter 17.48 -ACCESSORY BUILDINGS, STORAGE, AND DOCKS Sections: 17.48.010-General provisions. 17.48.010 - General provisions. A. Accessory buildings shall not be constructed prior to the commencement of construction of the main building. B. Accessory buildings shall not exceed one story or sixteen feet in height, measured from the average grade under the building.Accessory buildings in all residential zones, except R1 shall not exceed one thousand square feet in size. Tent structures in the I, MS, LM, LM1, CM, CM1, CM2, HM, and AZ Districts may exceed sixteen feet in height, but must comply with height restrictions of the zone. C. Uses and buildings customarily accessory to the established principal use shall be allowed in all cases unless specifically prohibited or restricted. D. Outside storage of nonoperating vehicles for longer than one hundred eighty days is prohibited in all residential areas. E. Noncommercial floats and piers are not to exceed eight feet in width. Floats and piers are not to extend into the waterway beyond adjacent floats and piers, or extend fifty feet beyond the ordinary high water mark if perpendicular to the shoreline. There shall be no more than one float or pier per lot, and noncommercial floats, or piers shall not have multiple fingers, or more than two mooring sides in excess of five feet. Boat launch facility structures which extend above ground level require a conditional use permit in all residential use districts. F. All antennas and towers created in the city prior to December 31, 1995 must be registered by June 30, 1996 to be"grandfathered" in.Antennas erected after January 1, 1996 fall into two categories: (1) amateur radio service antennas and towers under seventy-five feet that require only a building permit, and (2)those higher than seventy-five feet that require a conditional use permit.Antennas and towers may not be located within the front or side setback areas, but may be located within the rear setback area. (Ord. 2557(part), 2001; Ord. 2470§ 12, 1998; Ord. 2381 § 1F, 1995; Ord. 2316 (part), 1994) G. Accessory buildings are subject to all applicable building code provisions, including the requirement to obtain a building permit, unless specifically exempted by the building code. H. Accessory buildings are subject to all applicable zoning code requirements for the zone in which they are located, including lot coverage limitations and setbacks. Tent structures shall be considered accessory buildings, and may be located within side and rear yard setbacks, but not in a front yard nor in a side yard that faces a street. Tent structures must be constructed and maintained so as to not present a safety, health, or fire hazard. I Cargo containers shall be prohibited in all residential zones; except that temporary containers for the purpose of moving shall be permitted for a period not to exceed thirty days in any twelve-month period and temporary cargo containers used at constructions sites not to exceed the completion of the construction project. J. Cargo containers shall not be placed on developed streets and alleys. K.
