Signature(s) 8fApplicant (s) Date Hearing Date: Time: J59 Ken Crews Application to Board of Adjustment Request for Variance-Lot 19,Highlands First Addition Justification: We are requesting a variance for Lot 19,Highlands First Addition to reduce the backyard setback from 20'to 10'. In 1988,our neighbors,Frank and Deana Radecke, sold half of lot 19 to us. Since then, the neighbors have both passed on. In 2003,we bought the other half of the lot from their estate. The attorney for the estate put a restriction for building on this lot as a condition of selling it to us. We cannot build more than 55' from the west property line. With a 20' setback on the back of the lot,it means the house can only be 35'wide. This creates a hardship since for most houses the front of the house is the widest side. I would like to put the house as far to the west as possible. We've designed a long, narrow house to try to fit the confines of this pie-shaped lot. If we were able to move it to the west,it would make more room between the new house and the existing house on Lot 20. If the setback stays, there would be approximately 15'between decks on Lot 19 and 20 and 45' between the house on Lot 19 and the existing house to the west. I'd like to split that area as the 45' space between houses will have a fence and is used for a driveway and parking on their side. This adjustment would help keep the view corridor more open for the rest of the neighbors in the cul-de-sac as well.
