Unfortunately,the more I review the two different codes,the more ambiguous I find each of them. Therefore, one might just look et their Intent as it relates to our situation. The residential area that we have is defined in both the IRC(Section R101.2) and the IBC(Section 310.1) as an R-3 occupancy. No other occupancy description fits. Although'IBC Section 903.2.7 makes mention of fire sprinklers for buildings with a Group R fire area, it at the same time under Section 903.2.10 states that both a U and an R-3 occupancy are exempt from fire sprinklers under much more restrictive conditions than ours. Therefore one would conclude that we shouldn't need fire sprinklers in the building, since the office (B occupancy) is only required to have a 1 hr. occupancy separation from the R-3 and U occupancy per Table 302.3.2, not fire sprinklers nor area separation walls. I would further conclude that because the IBC does not deal with R-3 occupancy specifics, Section 903.2.7 should only be applicable to R-1, R-2 and R-4 residential occupancies, not R-3. As you've suggested, we might look at this as an R-3 occupancy with an ancillary home office. However, I really think it comes down to intent. This is simply a detached single family dwelling as defined in IRC R101.2 (which doesn't require fire sprinklers) with a small 380 square foot office.
