Pursuant to the building permits for the above properties, the landscaping provisions require the equivalent of 32 trees to be on site. Construction on the site is not complete and the final landscaping, including tree planting / installation will be the last portion to complete after all painting, gutters and tiatwork is complete. 2. The site currently has a number of trees of various sizes on it, some of which will be included towards the 32 tree requirement pursuant to the permits and city code of one tree per 1000 sq, ft. of lot size. 3. The area in front(to the north)of 4929,4931 and 4933 Portalis Way Is substantially complete. Several large cedars were planted in this area. The hill area behind this building is also substantially complete however a few trees may be added depending on the site conditions. The hill is quite steep and we are reluctant to disturb the stability of the slope. Furthermore, each planted tree in this area requires an individual irrigation drip line to insure that it survives in in the summer months. The trees planted in 2004 have not exactly flourished on this steep slope. 4. The bulk of the remaining trees/shrubs will be planted on the hill behind 4935,4937 and 4939 Portalis Way and along the west side of the site along the city ROW to obscure the view towards Ship Harbor Inn. The hill is not quite as steep in this area and the final landscaping design will depend on the final grading and slope stabilization requirements.We hope however to keep the look as natural as possible by incorporating the existing evergreens into the design. In fact we don't plan on removing any of the existing native evergreens. I trust this satisfies the requirements for the Certificate of Occupancy for unit 4931 Portalis Way. Provide a complete landscape plan for the site showing proposed trees and landscape areas. 9. Revise notes on sheet Al to con'espond with current codes. 10.
