Indicate on plans that the house is to be constructed in conformance with the 2009 International Residential Code, the 2009 Uniform Plumbing Code and the 2009 Washington State Energy Code. These are the applicable codes, adopted by Washington State Code Council, that we refer to when reviewing plans for single family residences and performing the inspections. 2. We want the overall building height from average original grade marked on the plan. 3. Please show the distance from the building to the side interior lot lines. I propose to do the following if you concur. 1. Will remove references to codes on sheet A-2 but with a note as follows "To be constructed in conformance with the 2009 IBC". 2. A3 does show a height measurement from the first floor to the top of the roof of 18'6'. The main floor level is typically 1-2 feet above our original grade. Is that sufficient? 3. By setbacks on site plan, so you mean "minimum 10' separation between adjacent buildings"? I believe that front and rear setback lines are noted on the plan. 4. I agree, some lines and printing on A2 are too light—will darken and resubmit. Please provide the following so we can complete the plan review: 1. Replace floor plan sheet A-2 with one that refers to the current applicable codes. The one submitted has outdated and incorrect code references. 2. Indicate overall building height from average original grade on elevation or section view. 3. Show setbacks on the site plan. 4. Some of the information on the floor plans is not readable (too light) such as room identification, exhaust fans and smoke detectors. Please reprint to be legible.
