1. Facts supporting owner's contention that land or structures

purpose permitted, and in accordance with other requirements of
the (district) zone which the land and/or structures are

Using the 9,000 square feet i will have, the land coverage will be
approx. 20%. Set backs will be 20 feet or more on all sides with
more parking as required by ordinance. So I feel the lots are adequafe.
2. Facts supporting owner's contention that his plight is due to
unique circumstances which are not the general oondition of the
neighborhood, and are not the result of the owner's own action:
Lots for Multiple Dwellings are scarce in the city limits.
In fact this is the only parcel available at this time.
The location is excellent for the citys ' elderly and young couples as
shorpinz would-be within walking distance,
