The new fence would be 60.5 ft long, running parallel to and 1.25 ft inside the rear property line, no gate,with the construction and appearance matching the existing fence on the property. The contractor expects construction to take one day. See photos 1-4 for illustration of fence location and materials. Figure 1 is a sketch of the site. Photo 1. COLOR AND DESIGN SPECIFICATIONS These are approved fence and gate designs,and hardware color(black matte)for exterior fences visible from street view and/or neighboring properties. Where possible,fences and gates will be aligned with existing fences and gates on the street view. Fences will be designed and constructed so both sides are identical in appearance and present a finished appearance on both sides of the fence. Owners are responsible for: 1. Coordinating with the City of Anacortes to determine if permits or other approvals are required. Currently a FENCE PERMIT APPLICATION is required by the City of Anacortes. 2. Safety Awareness and Accident Prevention Note: Follow the "call before you dig rule"to have underground utilities (gas, electric,cable,sewer,storm water) properly identified. igh. 3. Ensuring the accuracy and location of their property lines and that fences and gates are located correctly on their lot. If a fence will be a shared and located on a property line, both owners must agree to the location and maintenance and upkeep requirements. 4. Complying with any constraints for construction in easements located on their lot; 5. Advising neighboring lots of their fence and gate plans. Native Growth Protection Area (NGPA): Lots 1,7,8,18,19, and 206abut a NGPA. A split rail fence is located at the rear of lots 1,7,8,18,and 19 and to the side lot lines of lot 19 and 20 and defines the NGPA boundary. The rear lot lines of lots 20-25 abut a protected buffer zone defined by natural vegetation which is not to be removed or disturbed. The owners of these lots may opt to install a rear fence that is identical to the fence installed on the front and side of their lots OR may modify the design for the rear portion of the fence ONLY to permit a view of the buffer zone.The fence must still meet the height requirements in the CCRs and be approved by the ACC prior to construction. Fence color: (1)The fence may be left unfinished and allowed to weather naturally;or(2) It may be treated with a clear finish to protect the wood, but not add color; or(3)Stained with a translucent stain finish which does not obscure the wood details. The translucent stain must be the same color family as the base color of the home. Posts may be stained with a redwood translucent stain. No paint or solid color stain may be used on the exterior fence or gates viewable from neighboring properties in the HOA. Changes made to the exterior of the proposed fence,gates, posts that deviate from the original approved submission must be submitted and approved in writing by The Woods at Sunset Cove ACC before that change is made. Construction activities: We encourage you to provide the following information to your primary contractor to assist them in understanding the HOA's expectations while constructing your home. We know construction can be a noisy and messy business! We ask that both you and your primary contractor work together to be a good neighbor during the construction process. Our HOA Board will pass along concerns and challenges found during periodic inspections to the owner. We ask you to be proactive in resolving these quickly with your primary contractor. 1. The contractor is required to pick up all construction debris and trash/garbage. No burn barrels or open burning on the lot is permitted. 2. If high winds or adverse weather is expected, please have the primary contractor be proactive in securing construction materials, equipment, and other items, and cover any large dirt piles with tarps. 3. Comfort stations, if required,for work crews will be placed on the owner's lot only. 4. Parking for work crews is not permitted in cul-de-sacs or within 15 feet in front,to the rear,or on the street side of clustered mailboxes. Other property driveways may not be used as turn-around points by work crews. 5. All lots are privately owned and our HOA does not have a dog park or other green space for animals to exercise. For that reason, pets belonging to work crews are not permitted on the work site. If an employee requires a service or comfort animal,the employee will follow applicable ordinances and laws for the animal's well-being while on the job site including leash laws. 6. Construction materials will be stored on the lot in the designated area approved by the ACC. The use of sidewalks,streets or other properties is prohibited.
