Sheely 5012 McBeth Drive Anacortes, WA 98221 Subject: Basement retaining wall at residence; 5012 McBeth Drive Dear Mr. Sheely: As you requested the subject wall was inspected 3/31/97 in presence of Rich Imus, (Builder), and 4/1/97 in your presence. The inspections were conducted to gain information needed to evaluate and recommend fixes to insure structural integrity after the construction procedure had resulted in several hairline cracks in the reinforced concrete wall. DESIGN The drawings, (Design# 5779, Job #2062 "Sheely Residence" by Timberland Custom Home, 1201 37'th N.W., Auburn WA, 98001), show that the wall extends along the eastern 50' of the residence with ends connected to perpendicular walls. The wall is retaining 8' of soil; is restrained at the bottom by a concrete floor slab; is restrained at the top by wooden floor system 9' above the slab. The wall is shown as 8" thick concrete reinforced with vertical 1/2" reinforcing steel spaced at 16" and with horizontal 1/2" reinforcing steel spaced at 10". Reinforcing steel is shown as centered in the wall but builder says the reinforcing was placed with 1" clearance to the inside wall. Wall is supported by 16" x 8" concrete footing and is said to be sealed on the outside. exterior slab at grade 50' interior wall s oor s ste g, backfill inside cracks outside cracks slab Elevation of ret. wall Section Page 1 of 2 REPORT lE # 970302 CONSTRI JCTION PROCEDI IRE Construction procedure followed on this job included backfilling the wall and placing a temporary surcharge, (truck), on the backfill after the wall had cured for over 28 days, but before the top of the wall was restrained either by temporary means or by the permanent floor system. The wall deflected a few inches westward during this procedure and was later straightened by removing the backfill and pulling the wall back into position. The top of the wall was then fastened to the floor system as the drawings require. Additionally, an interior wall 10' long in the basement was constructed as a shear wall to provide some support near the center of the 50' concrete wall. Additionally, connections are planned between the top of the 50' concrete wall and the exterior slab on grade adjacent to the wall. INSPECTION Inspections showed several cracks in the wall located as shown in the sketch on page 1 of this report. All of the cracks are "hairline". At the time of inspection the wall was partly backfilled so the depth of the cracks is unknown. RECOMMENDATION Attached calculations show that the cracked wall as built meets the structural requirements of UBC '94. In order to reduce the possibility of moisture coming through the cracks it is recommended F that the wall be resealed on the entire inner surface and in the area of the exterior cracks with an effective sealer such as a capillary concrete sealer.
