Several structural observations were made periodically during construction this included 3 site visits along with several unofficial visits.These were not inspections of the work being completed only observations of the progress and quality of construction. The work was observed to be in general conformance with the structural portions of the contract documents. To the best of our knowledge,all identified items have been resolved at this time.This letter does not constitute a detailed inspection,nor does it replace the requirements of a final inspection by the building official. Item 2.2 Along Gridline "F" at grid 6 the detail 8/S6 indicates a 3'-6" max opening. At this location the opening can be modified to a 6'-0". Action taken: An 18" minimum depth of header will be required for this change, in lieu of the 12" detailed on the plans. Item 2.3 Along gridline "F" at grids 9 to 10 an additional shear wall was added. See attached sketch #5 for revised shear walls and holdowns. Item 2.4 At interior shear walls per detail 9/S6 an alternate epoxy holdown was requested in lieu of a sstb bolt. Action taken: Using a 7/8" DIA threaded rod in simpson SET adhesive with 11" minimum embedment will provide an adequate uplift capacity. At Gridline 6.5 A W3 shear wall was called out with detail 5S9 for a holdout at the base of the wall. At the contractors request an alternate solution of using a PHD2 holdown with a threaded rod and plate washer will provide adequate load transfer. The plate washer on the bottom side of the beam will need to be a minimum of 7 square inches of contact area between the plate and the bottom of the beam. At the plate a minimum depth of 10" will be required at the beam allowing for a maximum recessed depth of 1-7/8" . On sheet S4 detail 7/S10 at gridline 8 detailing the shear wall to roof connection has been modified. At the contractors request a truss was located along gridline 8. The truss will provide the drag strut required for attachment from the roof to shear wall below. At this location additional A35 clips or LTP clips will be attached at the bottom chord of the truss to top plate of shear wall. Spacing of these clips is per the shear wall schedule for a W6 wall this will require A35 clips @ 16" oc or LTP clips @ 24" oc. Please let me know if there are any questions or comments. The P.T. sill plate installed vertical at the end of the concrete wall will provide adequate holdown capacity. This vertical sill plate can be tied to the shear wall using A35 clip @ 12 in oc. See attached sketch 7 & 8. Item 3.3 at Detail 5/S9 in lieu of the upside down HHDQ11 holdown. See Attached sketch 9. A CMSTC16 strap may be located at the beam. At the foundation support of this beam an additional holdown and simpson strong-bolt wedge anchor will need to be located at the foundation. The anchor will need a minimum of 5-1/8" embedment into the foundation. Item 3.4 At Detail 8/S7 the drag strut element the CMSTC16 strap may continue over the sill plate already installed and nailed to the sill plate. A W6 wall will shall be nailed at 4" oc. The W4 walls will require nailing at 3" oc, and the W3 walls will require nailing at 2" oc. There were no W2 walls called out on the plans.
