We just need a few items addressed: /1. Please supply 2 more sets of just the floor plans, pages 4&6, 11 " by 17" preferred. 2. If ready, please provide us copies of the storm water easement and the mutual access easement (we can issue if these are pending). • The lower floor joists at the sunken living room are not identified. �. The plan states in the energy notes that there will be a forced air heating system, but the furnace is not shown on the plan. There are 4 fireplaces shown and itemized on the application form.Are these planned to be the primary heat source? If so, how will the ventilation requirements be handled? . A tankless water heater is mentioned in the energy notes, but is not shown on the plan. 6. If either of these appliances are fuel-fired, and located in a crawlspace or basement, then according to 2012 IRC Section R501.3 there must be drywall installed on the underside of the I-joists above them. I noted on Page 7 that drywall is required on the ceiling of the storage space (same code section reference). Otherwise, the plans look good and I will prepare them for issue.You can add notes on the plans we have to address the above issues.
