February 4, 1998 Project 98-004 is an Engineering review of the Plan Set 1783-first reviewed in May of 1996, as prepared by Pyramid Design Group. The review in 1996 examined the following parameters, and insofar as they have had little if any change, are still valid and are herein being resubmitted for Lot 41, Copper Pond, Anacortes, Washington. 1. Basic design assumptions as to placing the house on Lot 41, Coper Pond, the City of Anacortes. 2. A design review of the holdowns required to satisfy seismic and wind loading conditions indigenous to this site. While Exposure C is used in this analysis, the location of Copper Pond suggests Exposure B. 3. A design review as to the ties required at the juncture of the 1st and 2nd floors. 4. A review as to the placement and specification as to the shear walls. 5. A check to see that adequate roof to wall connection had been provided for. As a result of this review we make the following comments. 1. The design assumptions shown on the plans are for the most part valid, however we recommend a change from Exposure B that was used in the design to Exposure C. Modifications that resulted from this adjustment are the addition of holdowns and 2"d floor straps as shown in the calculations, and as are marked in red on the plans being submitted for approval. 2. Holdowns at the foundation area are required at 16 foot intervals, and are shown on the drawings as HPAHD-22. 3. Ties at the juncture of the 1st and 2"d floors are required, and we recommend CS 300 straps at approximately 8 foot intervals with alternate straps located above the holdowns. 4. The shear walls were reviewed and appear adequate. 5. The plans specify adequate roof to wall connections. As a result of our review of the plans and specifications, we recommend their approval, and submit the attached design calculations that have been previously reviewed and approved to support our conclusions.
