Dear Mrs. Cox, On Friday, May 31st, at your request, I performed an inspection of the residential building at 5012 Channel View, property of Mendum Estates, with the purpose of establishing if the existing foundation would be adequate to add a second story to the building. The existing building 's main floor is structured with 2" x 8" floor joists at 16" o/c , supported by floor beams spaced 8 Ft on centers. The floor beams are supported on 6" x 6" posts at 7 Ft 8 in. on centers with 18" x 18" x 8" concrete pads. The exterior walls bear on a continuous footing 16 inches wide and 8 inches deep, with a 6" foundation wall , 24" high. According to my calculations, the maximum load on the foundation due to combined dead, live and snow load for the existing one- story building is aprox. 1,000 pounds per linear foot, with a bearing pressure on the soil of aprox . 75o pounds per square foot. With the second story addition, the maximum load on the foundation will be aprox. 1,520 pounds per linear foot, with a bearing pressure on the soil of aprox. 1, 140 pounds per square foot. The soil in the area has an allowable bearing pressure of at least 1, 500 pounds per square foot.
