Items noted as not meeting the Manufacturers Installation requirements. 1. Ridge closure not completed. 2. Sidewall flashing not properly installed at the south east corner of the building. 3. Nails protruding through exposed ceiling in dinning room. I met at the building department with the owner of Savage Roofing, Gary Grimnes, on February 11th, to discuss the aforementioned items. Based upon my work I am able to report the following: Specifications The installation specifications for standing seam metal roofing are relatively uniform. Some of these specifications are unique to standing seam metal roofing work and some conform to standard roofing installation practices. For example, the use of full length panels that run the length of the roof is a unique specification, while the methods to install sidewall flashing is very similar in almost all roofing work. Functional Defects My inspection was limited to a visual inspection of the roofing system. As such, I was only able to see the surfaces of the roofing and the exposed areas of the ceilings under the roofing. As a result of this visual inspection I found: 1. Missing Ridge Protection o I 1J1..�1S"reRTto1S L. The top end of the roofing panels require some type of protection in standing seam metal roofing and in most other types of roofing with an open ridge cap detail(ridge vents etc.). This protection is required in order to prevent wind blown rain from entering the area under the ridge cap and flowing under the the roofing panels. As can be seen in the photo above, the ridge assembly at this roof is open and lacks any type of protection from wind blown rains. In some metal roofing products, the top of the panels are bent up. In on-site fabricated panels, the ridge end of the panels is fitted with a bracket. As can be seen in the photo, it is possible to look through this area of the ridge cap, a demonstration of how easily wind driven rain can enter this area and run i are This defect allows for rain entry into the roof assembly under moderate or heavier wind conditions a common occurrence in our climate and in a roof of this design and location. t z g AA -i'p 1- tac,,q,t..\ In a roof assembly of this type such rain entry will tend to wet some of the areas between surfaces in the roof assembly such as the insulation, the previous roofing surfaces, any sheathing and the upper surfaces of the wood ceiling material (2x6 T&G). Leaks into the house may take a while to-be visible and this in turn can result in wood destroying organism (WDO)damage such as wood rot. Such WDO damage can be quite severe and expensive to repair long before it is visible at the underneath side of the ceiling. The defective installation of the ridge cap will have to be repaired as soon as possible. The existing roof cap will have to be removed,'ZEE Closures'or similar systems installed and a new roof cap will have to be installed. 2. Faulty Side-Wall Flashing �t {� F $ - h - The standards for sidewall flashing are well established and the methods for the installation of such flashing is not much different in this type of roofing than in most roofing roofing systems. The upper portion of the sidewall flashing must be installed behind the siding of the house. In other words, the siding required some minor modifications. The purposed of this flashing detail is to shed any moisture that runs down the siding and onto the roof rather than into the roof assembly- And while this specific area of sidewall flashing is partially protected by a roof overhang, it is subject to wind driven rain exposure and snow buildup. The sidewall flashing will have to be re-done in accordance with manufacturer's specifications, industry standards and in a professional manner. Having inspected thousand of roofs and a significant portions of those metal roofs, and having been qualified many times as an expert in these matters, it is my belief that this roof will more likely than not leak as a result of these functional defects. Cosmetic Defects Metal roofing is often selected for a number of reasons: if properly installed, it is long lasting, it has some environmental benefits and it has a very "clean look"- In order to achieve this visual benefit, it must be installed an a well prepared surface. As noted in the arbitration decision and as can be seen in the photos above, the roofing was installed in an uneven manner and the'corrective work'was in the form of a piece of ridge material that was installed in a more or less perpendicular piece that blocks part of the sags and humps in the roofing. I concur that these cosmetic defects are sub-standard and the result of sub-standard roofing surface preparation work. It appears that this is a result of inadequate measurement. These screws will have to be removed or trimmed back and the beams and ceiling material repaired. Loose Roofing I am not able to confirm your reports of noise from what appears to be loose roofing. I would have to come to your home during windy periods the duplicate the conditions under which such noises occur. However, in light of the serious and totally sub-standard functional and cosmetic defects in this roofing installation, I would expect to find other defects in the'hidden' portions of this roofing work. This suggests that some of the roofing may not be adequately fastened to the structure and as a result, it'flaps' in the wind. This might also suggest that the roofing could come loose. The only way to correct such a defect is remove the roofing and install new roofing. Re-using the existing roofing is extremely difficult and usually results in many creases and other visible defects. Conclusions The roofing work noted here is sub-standard. It doesn't meet the specifications and standards outlined in the contract for the work and it doesn't meet industry standards or minimum practices of the trades. It is furthermore my professional opinion that this roofing will not last a "lifetime" or for that matter not leak in the near future. Some immediate repairs are required and even with these repairs, some additional problems will likely develop with this roofing system.
