The following comments are provided: • With the Small Parcel Storm Water Plan, an Erosion Control Plan should be submitted that matches the Small Parcel Storm Water Plan. • Attached is a construction entrance detail. This should be shown on the SitelErosion Control Plan • Attached is the Section STR-28 of the EDS Standards regarding the driveway widths for Residential Access. • A site visit was performed with the City Engineer on Monday, February 29, 2016. It was determined that this project will not need to extend curb, gutter and sidewalk, Side streets between 32nd Street and 22nd Street were looked at with regard to curb, gutter and sidewalk. The same standard applies to this street. • The proposal identifies the use of a Dry Well. In an area that is subjected to heavy subsurface water flows, it is not a recommended method. The submitted site plan does not provide any elevations to determine if the property can drain to the existing storm drainage system along M Avenue. Based on the contour information that is available, the proposed residence can gravity the gutters to the City Conveyance System and pump the foundation to the same connection point. Dry Well proposal needs to provide rainy season monitoring for proper soil infiltration rates. Show braced wall lines, including interior braced wall lines with bracing methods indicated. There is no upper floor wall bracing shown. An alternative is to have a structural engineer provide lateral load engineering. 2. The garage roof deck appears to be supported by a non-bearing wall at the south end (Detail 2, Page 6). Hopefully this is an error in the drawing, if not, show how that load is to be carried to the ground. 3. The house roof framing as designed does not conform to prescriptive methods as described in Chapter 8, Section R802.3.1, since the upper level ceiling joists is also a collar tie.
