The plans originally called for manuf. I-joists. Per owner request, the joists have been revised to 2x12 d.f. #2's. I have attached structural calculations indicating that the spans and loads work. Should the owner choose, the upper floor system may also be revised to 2x12 d.f.42's. However, the long span area over the kitchen of 17' will need to be double floor joists sistered together with 8d at 6"o.c., staggered top and bottom— 1 %"clear from both. Also, the floor joists located adjacent to the crawl space access have been modified and blocked to provide additional headroom at the entry of the crawl space opening. The joists have been modified, shortened, and hang off the adjacent joists. The adjacent joists will be doubled. Please let me know if you have any questions, comments, or concerns, Thank you, ny f, f Jeremy McNett,Assoc.AIA `l\, (.7(4kfC 1 Gravity Analysis Job: Lambert Site: 1212 16th Street Anacortes,WA 98221 Associate Architect: Emerald City Drafting&Design Jeremy McNett,Assoc.AIA 5512 Doon.Way Anacortes,WA 98221 Date: 6-Dec-16 Basis of Design Code 2015 IRC and IBC Concrete: Structural A.S.T.M A36 Steel fc= 3000.00 psi Fy= 36.00 ksi Fy= 40.00 ksi Fb= 24.00 ksi Dead Load = 1.40 ksi E= 29 x 10"6 psi Live Load= 1.70 ksi flexure= 0.90 Foundation Soil Type= soft clay, silt axial tension = 0.90 Allowable Soil Bearing = 1500,00 psf axial compression= 0.70 Fasteners Metal Framing anchors, clips, angles, straps, hangers, etc. shear= 0.85 Use"Simpson Strong Tie"or Equal. Due to topographic constraints, it is recommended to construct the sidewalk adjacent to the back of the curb. The R4 Zone requires a 6-foot sidewalk. During the site visit today, a 5-foot sidewalk was referenced. That information is incorrect. Thank you for your attention to this. The plans originally called for manuf 1-joists. Per owner request, the joists have been revised to 2x12 d.f. #2's. I have attached structural calculations indicating that the spans and loads work. Should the owner choose, the upper floor system may also be revised to 2x12 d.f. #2's. However, the long span area over the kitchen of 17' will need to be double floor joists sistered together with 8d at 6" o.c., staggered top and bottom— 1. lh" clear from both. Also, the floor joists located adjacent to the crawl space access have been modified and blocked to provide additional headroom at the entry of the crawl space opening. The joists have been modified, shortened, and hang off the adjacent joists. The adjacent joists will be doubled. Water: • This property is serviced from a 6-inch Ductile Iron water line located in 16th Street. • It appears that there is only one meter service for the two existing residents. It is requested that a second meter be purchased and installed to accommodate the existing second residents. • The proposed residential unit#3 is required to install a water meter. This will be installed when a water meter service is paid for with the Building Department. Fire Coverage: • This property has fire coverage from a hydrant located at the SE corner of 16th Street and N Avenue. Sewer: • This property is serviced by an existing 8-inch PVC Sanitary Sewer. • City records indicate that the property is serviced by an existing side sewer stub, which it appears may be utilized by the existing resident #1. • The proposed residential unit#3, based on property As-built information can connect to the 6-inch PVC side service stub that was installed during the construction of existing residents#2. Storm: • This property can be accessed by an existing 15-inch Concrete Storm line in 16th Street. 0`dap dp • Water • Wastewater • Streets • Storm Drainage • Engineering • Solid Waste • Transportation•Equipment • Capital Projects • Development Services 4`W A. Erosion Control: ■ Per the Anacortes Municipal Code 13.36, this project is required to complete and submit a Small Parcel Storm Water Plan, see attached. Street: • Per the Anacortes Municipal Code 15.20.040, sidewalks are required to be installed across the frontage of the property. • Due to topographic constraints, the sidewalk shall be installed adjacent to the back of the curb (Anacortes Municipal Code 16.32.020). ■ Sidewalk width in an R4 zone is 6-feet. (Anacortes Municipal Code 16.32.020). ■ The Driveway approaches for existing resident#2 and the proposed resident#3, shall be a Type 1 type approach. See the WSDOT Standard Detail, F-80.10-02 Cement Concrete Driveway Entrance, Type 1. • Maximum width of the driveway at the street is 20-feet. (2011 EDS Standards, Chapter 3, Section STR-28 —Access). • Minimum distance between driveways is 30-feet. (2011 EDS Standards, Chapter 3, Section STR-28 —Access). • Frontage improvements shall be constructed to meet WSDOT, City of Anacortes and ADA requirements. Garbage: ■ Will be serviced of the alley way behind this property. Other: ■ See attached WSDOT Standard Detail, F-30.10-02 Cement Concrete Sidewalk. ■ See attached WSDOT Standard Detail, F-80.10-02 Cement Concrete Driveway Entrance, Type 1. ■ All work within the Public Right-of-Way requires a Right-of-Way Permit. As an option in-lieu of, since there are no sidewalks within that block, they can install an ADA compliant sidewalk ramp at the intersection to the east. The City of Anacortes Operations Crew do pretty good installing sidewalks, of which can be done at a later date, but are getting away from installing ramps. If they like this option, I will be more than willing to work with them on the design. Otherwise, they can install sidewalk. Box 547 Anacortes, WA 98221 RE: Building Permit#BLD 20120120 (Lambert Family Micro-Residence) Roof rafter's hurricane clip Based on Mr. Lambert's request, we have reviewed as built roof framing connections to supporting members (site visit on August 20, 2012) for assessment of their holdown values. Our site visit has not reviewed any other framing, and cannot be considered as a building inspection. . The rafter uplift supporting connections includes: • TJI rafter to top plates(2) 16d; upright blocking to TJI (4) 16d total; bird's and lower blocking to upright blocking (3) 16d toe nails plus (5) 16d regular nails; sheathing to bird's and lower blocking three rows of(4) 8d nails; sheathing to studs at 16"o.c. (3) 8d nails, and sheathing to flat stud blocking (4) 8d nails(some of nails were concealed, and we lists herein the clients information). • We have estimated total rafter uplift to be 543 lbs at worst condition (longest rafter), and calculated connection's capacity at its weakest link(sheathing to studs)to be 702 lbs; It is our opinion that specified H8 hurricane clips are not necessary due to sufficient as-built connection nailing between individual framing members.
