The required improvements are: - Replace the existing sidewalk along the frontage of the property on 10th Street and replace with a 5-foot wide sidewalk. The sidewalk improvements need to be installed along the frontage of C Avenue as well. - Excavate the swale and install grass for water quality on 10th Street and C Avenue. The swale will need to have a 1-foot wide bottom with 3:1 side slopes. The 3:1 side slopes are easy to maintain and are mowable. Provide a 2-foot flat area between the edge of sidewalk and the beginning of the slope. This is the safe zone for pedestrians. - Pave the existing gravel parking area from the edge of road to the edge of the grass lined swale.
