As I read the code, a B-4 structure can be up to 12,000 SF (UBC 504) as an unrated structure, and with 20' clearance around it (only building on site), that area can double (UBC 506) to 24,000 SF. Tom Durkan is looking at two separated structures (site plan & elevations) of 3600 SF and 21,600 SF respectively, or one combined structure, with a limited second floor of 7200 SF for the balance of 24,000 SF. We plan to make the structure(s) type V-N non-sprinklered under the UBC allowable. We've also had City Water fire-flow hydrants, and they report 4350 gpm @ 20 psi up on Oakes & Illinois, and 2030 gpm @ 20 psi down on the old cannery site. I understand there's already been discussion of replacing that 6" AC line with an 8" lined-DI(PVC?) dead-end with maybe another hydrant to the east, or else a 6" (PVC?) loop through the site and Loverick's yard, then back up to Oakes. The Shannon Point project will require a (very) fast-track permitting process. We've got the environmental permits in, and less than 100 days to complete plan documents, and complete pile driving before the March 15th cutoff. One of the first things we need to discuss, in light of the fire, is: 1) Allowable floor plan, two separate or one combined structure, non-rated vs. sprinklering; 2) Allowable grade and turning radius on the entry road (we're really limited to what's out there); 3) What kind of piping, hydrant system and fire flow required by City Fire, including the piers; I've set up a meeting with Tom Durkan and Tony Loverick for Thursday afternoon @ 1:30 PM (today). I realize this is short notice, but hope you could attend after reviewing the preliminary plan. I appreciate any help you can give us in selecting design options which are prequalified with City Fire. If I can answer any of your design questions this AM before 10, please give me a call.
