The following are some of the changes that have recently been proposed: The items in blue may have been started in order to avoid stopping work and sending subcontractors home. I have barely had enough time to coordinate consultants and provide the contractor with drawings. The Owner is aware of their exposure to risk in permitting the contractor to implement changes prior to building department approval. Recommended by the Architect 1. Clock Tower Revisions delete uppermost landing and standpipes. 2. Chimneys added for aesthetics and to avoid excessive roof penetrations on the north side of the building. 3. Electrical Changes (adds for accent lighting at Lobby 216) Requested by the Owner 1. Add a 4th clock face to the clock tower. 2. Delete several "wing walls" in corridors adding oval handrail on one side of corridor. 3. Aesthetic upgrade changes to Fireplaces (see though type and face add). 4. Add a Sun Room at west entry. 5. Electrical Changes (supplemental instructions for placement of outlets and switching, several adds for outlets and lighting). 6. Exercise Room, Therapy Office, Storage, per proposed layout 02/15. 7. Theater mechanical system, closet, beam and columns. 8. Theater Audio Visual system. 9. Theater sound insulated GWB upgrade at ceiling. For Technical Corrections to Construction Documents 1. Bathroom Exhaust at belt band (indicated too close to window, shifted to belt band for clearance) 2. (6) fire dampers for corridor mechanical rooms (not shown on the mechanical, required at floor& ceiling penetrations) 3. Electrical Changes (outlets not indicated on electrical drawings at apartment fireplaces and apartment entrances as intended) 4. Sub Grade Belt band at west end (including drain line connected to storm drain). For required earth/wood separation. Recommended by a Subcontractor 1. Hydronic shutdown zones (proposed by the subcontractor some time ago, back and fourth on the design) 2. Fireplace delete shaft, ducting, and chimneys Status Report: • The architectural and structural revisions have been forwarded to the contractor as generated. I need to formalize for submission to the City of Anacortes. • The mechanical PDFs have been sent to the contractor. They will need to be reviewed by Gary Chrysler, and his drawings will need to be modified. At the time of design I chose to define"404.2.3 maneuvering clearance"as "305 clear floor space" plus"306 knee and toe clearance". Therefore, I designed a shelf (for the residents personal display)to be located outside each apartment that starts about 9"from the door strike and angles away at 45 degrees. The top of the shelf is at 36" aff and 30" clear is provided underneath the entire shelf. See unit floor plans, sheets Al &A14. See sections A/A15 and E/A15. 1 am confident that this will not interfere with wheelchair access because in my opinion a compliant"maneuvering clearance" is provided. However, being that I cannot find a definition "maneuvering clearance" I would like to know if you concur with my opinion and/or is there any commentary you may have access to which may define"maneuvering clearance". I would appreciate your comment before proceeding with the construction of the shelves. They are labeled "IFC" (issued for construction) and dated 01/15/10. The following is a list of the major changes: • The crawl space beneath room 219 has become unheated basement 118 to be used for storage (pending approval by City and CRS) • Beams and columns replace the wall at grid line 11 in room 125 and the shearwall at gridline 10 has been upgraded • Tempered glass and awning windows have been indicated at the stairs • 48" one hour exterior walls are indicated adjacent to the Fire Wall • The apartment room numbers have been increased by 40 to work better with the existing facility's apartment numbers • Sheet Al has been added to better communicate wall types • Retaining wall and thickened slab details have minor modifications • Addition of hydronic system isolation zone valves and drains added • Improvements along SR 20 (12th street) have been revised to accommodate a bicycle lane and WSDOT requirements • Improvements to the existing sanitary sewer located in the abandoned alley between the existing building and new addition. . Electrical service to the addition has been changed from across SR20 (12th street)to from the existing Chandler's Square transformer • Electrical service building disconnect eliminated • The electrical panel has been moved to designated electrical room 117 • Receptacles have been included in basement rooms 124 and 125 • Information from addendum 1, addendum 2, and the response to Anacortes and CRS plans review letters has been incorporated onto the drawings Distribution: • 2 copies of the IFC sets will be delivered to the City of Anacortes • 2 copies of the IFC sets will be mailed to Construction Review Services • 1 copy will be delivered to Exxel Pacific at the job shack • 1 copy will be on file with the architect • The originals will be on file with the Blueprint Company should additional sets be desired. • A CD of PDF drawings of the complete IFC set will be provided to the Owner and S,C,M,& E Consultants • Additional CDs are available through the architect As always, should you have any questions, comments, or concerns please call or email. (UFC 502.1). The width of a Fire Lane is not stated outright but by definition is the same as a Fire Apparatus Access Road which is 20'. (UFC 502.1 and 503.2.11). We are proposing that the Fire Lane extend 130' onto the property. It would be maintained open and marked with the appropriate signage. Lanney mentioned to me his concern that on site parking is at a premium. If we provide a 14'-7"wide Fire Lane through the parking lot and a 20' wide Fire Lane between the buildings, then we can retain the new parking space that I planned to create to the south of the alley across from the trash enclosure. If this works for you "as is"we may not need a meeting. However, if you would like to meet, Lanney and I are available to meet with you and Fire Chief Curtis this Wednesday after 3:00, and all day Thursday. For the most part general comments. 1. SEPA will be required. I am not very familiar with the SEPA process. Please educate! Will you want the Applicant to fill out an Application and the Environmental Checklist? Am I correct assuming that you are the Lead Agency and will prepare a threshold determination and EIS in house? Is there a fee involved? WAC 197-11 encourages that 1i11nilnn9 rage /_ of this be done in the design stage before getting into construction documentation. Do you have everything that you need from us and could you please explain the process and time line? The applicant completes the SEPA checklist, submits to planning, and city will issue determination. 2. Please verify building height based on existing grades. The average existing grade indicated is based on a topographical survey provided by Semrau Engineering. The building height is determined using the existing buildings main floor elevation as a work point. I can provide you with a more precise calculation showing the existing topography and the most current building footprint. I hope to have it to you sometime next week. Yes please. 3. The fire department requires a minimum 20 foot fire access lane at the alley. Grass Crete, or other material capable of supporting a ladder truck, will be acceptable. Show width and length of fire lane. I understand that fire safety has to take the front seat. However, as possible we would like to be able to incorporate a rockery with a water feature (to some extent as indicated) in an attempt to create a pleasant space for the residents to view. We would also like to be able to have a gently sloping path from the link between the buildings to the lower parking. I would like the opportunity to meet with you to discuss and look into options for the design of this space. In the meantime, if you j have a code reference you can send me in regard to fire access requirements I would appreciate the opportunity to educate myself in regard to this before we meet. It would be best to meet with the fire department and building to get an idea of what the chief wants. Do you have some time this week?. 4. Please confirm how parking corresponds with Anacortes Municipal Code and number of unit. The number of parking stalls is based on section 17.46.010, Senior citizen Dwellings which requires 0.8 stalls per dwelling unit. We will have 25 dwelling units. Therefore, a minimum of 20 stalls are required. I am required to provide an ADA space for each of the two type A Dwelling units. I assume that those spaces can go toward meeting the requirement of having two ADA spaces for parking with 27 stalls. Yes,just need to show calcs on cover sheet or separate data sheet. 5. Will the addition be provided with a separate fire supply line? I plan to meet with Commercial Fire Protection (CFP) sometime next week to determine the best way to proceed. It depends on the cost and size of the line that would be needed to run from the existing riser and how invasive it will be to the existing facility. I don't think there will be any difference in CFP's cost of monitoring. At this time CFP is leaning toward a new independent system. If you have comment or requirements in regard to this please let me or CFP know before I meet with them. Ok Please note the elevator will need to meet stretcher requirements. Can you please get me a copy of the stretcher requirements and I will be sure that the elevator we specify complies. Here ya go. N.
