Please revise drawings as necessary. 1. Class I standpipe system is required per Section 905.3.1 Exception 1. 2. Lock box at each entry point. 3. Sprinkler/Standpipe FDC's &PIV per AFD. 4. 2AIOB Extinguisher for every 3,000 square feet maximum travel distance 75 feet. 5. Provide listings for all fire resistive assemblies include noise ratings, etc. I 6. Specifically all required special inspections to the plans such as concrete and shear walls. 7. Are phones provided at the stair rescue areas? Provide details for area of refuge per IBC Section 1007.6— 1007.7 signs, etc. 8. Provide analysis to show how parking corresponds with Anacortes Municipal Code Section 17.46.020. 9. Provide unit per acre calculation. i 10. Provide building height calculations based on average grades prior to excavation consistent with survey elevations (to building elevations)use constant datum for future reference. i 11. Indicate all deferred submittals. 12. Public Works review to follow. We are still adding 25 apartments as indicated. However, we are now deleting 1 of the 66 existing apartments. This gives us a total of 90 apartments. This is less than the 108 apartments that Don said we were permitted to have. (correspondence follows) RE: Parking Spaces As I recall it was agree to that; assuming we didn't lose any of the existing parking spaces, we were permitted to calculate additional parking requirements (which to be located on the new site) based on the Addition. We are adding 25 apartments X 0.8 spaces per apartment= 20 parking spaces. We are adding 26 standard parking spaces plus(3)ADA parking spaces for a total of 29 parking spaces. Note: This was agreed to because the original Chandler's Square was so under designed for parking that even while adding 9 extra spaces we are still 8 spaces short for the overall site. This could not have been a viable project otherwise. RE: Building Height On April 10th 1 mentioned that we were 9"over the 35' height limit with a 6/12 pitch and I asked if this would this be acceptable. It was not. Therefore the roof pitch was reduced to 5.4/12 in order to reduce the height. Please see A& B on sheet A11. Likewise the Clocktower was reduced in height by 4". Please See A& B on sheet Al which indicates both the roof heights in relation to the Existing Average Grade. I will forward my email with attachments from April 6th in which I provided the height calculations. There has been no change in the floor to floor heights. The roof pitch was reduced to 5.4/12 and the Clocktower attic was reduced by 4" in order to comply. If the zoning code permits a maximum of 108 units, and we are currently at 66 units; then we i have a balance of 42 units. In this case, the maximum number of units may still be dictated by the associated parking and the physical constraints of the site. At your request, I will be glad to discuss providing you with a proposal for architectural services. The schematic design phase of architectural services typically includes a review of both the zoning code and the building code for compliance issues.
