Attached please find a PDF of the Site Plan, Floor Plans, and Elevations for the proposed Independent Living !
Addition to Chandler's Square. They are a 24"x36"format. Please let me know if you have trouble printing or
reading them.
As I requested on 3/6/09, 1 am sending you updated Schematic Design drawings for you to circulate to the
Planning, Fire, Sewer, and Sanitation departments for their comment prior to my continuing with the Schematic
Design. Because different departments may have conflicting interests, I appreciate you coordination. I look
forward to your comment and I am available to meet with you at any time this week.
There have been three basic refinements to the design since the City Council meeting:
1)the main building has been limited to three stories in order to comply with the City's height restriction of 35 feet.
Comment: I am at 36 feet because I need to match the existing buildings main floor elevation of 28.00 feet and I
want to match the existingbuilding's 6112 roof itch. 1 d g p don't know the level of precision that is required in regard to
determining the average existing grade at the perimeter of the addition.
2)the enclosed connection to the existing facility has been slightly widened and moved to the west from what we
had initially anticipated. Due to the owner's functional requirements it is intended that the connection be used as
an assembly room for Bingo and the like.
Comment: the Site Plan provided City Council stated "exact size and location to be determined".
3) I have provided a 77 square foot area for appreciating the view from the Clock Tower. The viewing is below the
City's 35 foot height limit and believe it to be IBC compliant. (review to follow shortly)
Please Note:
The existing facility is Type VA construction with a 13R sprinkler system.
The existing facility is divided into two separate areas by a 2 hour Fire Wall.

I propose to separate the addition from the existing facility with a 2 hour Fire Wall.
A thorough IBC review along with diagrams will follow shortly (hopefully by the end of the day or first thing
tomorrow)
