ITEM 2 Mark Christ went over the schedule: Wednesday 8/26/09 Pre-bid Meeting Monday 8/31/09 Addendum#1 issued Friday 9/4/09 Substitution Requests due Wednesday 9/9/09 Addendum#2 issued Tuesday 9/15/09 Bids due ITEM 3 Questions from those in attendance: Do you have a building permit?Not yet. The project was submitted to both the City of Anacortes and construction review services on 8120 and 8121 respectively. The architect anticipates having the project permitted by the end of September and the Bid Form asks for bids to be secured for sixty days in case there is a delay in permitting. Does the siding need to be on and painted by substantial completion? Yes. If weather becomes an issue that will need to be addressed. It is not simply dependent on a certificate of occupancy for the Independent Living. Might we get Occupancy from the City for the Independent Living portion prior to DSHS final inspection and approval? The architect can ask Don Measmer. However, the Owner cannot occupy and utilize the independent Living without access to and use of the Dining Room. Can substitution requests only be submitted prior to bids? No. But after bidding they will only be accepted as outlined in the Project Manual or if accepted by the Architect after proof that owner will benefit from the substitution. Who pays for Special Inspections? The Contractor will coordinate all Special Inspections and the Owner will pay for all Special Inspections. Who coordinates DSHS inspections? The contractor will need to coordinate the timing and inform the Owner when they are to contact DSHS. The Owner will need to contact DSHS to request an inspection. Is Paving Part of the Project? Yes.And sidewalks, curbs, gutters. Is it an option to bid the Fire Alarm and Emergency Call systems?No. The Work will be preformed by Commercial Alarm&Detection. Can Commercial Alarm & Detection be a Subcontactor to the General? Yes. The architect will revise sheet Al by Addendum. Is it an option to bid the design and installation of the sprinkler system? Yes. The architect will revise sheet AI by Addendum. Is the demolition of the existing houses part of the project? No. The owner has scheduled the demolition of the houses for next week. Is Landscaping part of the project?No.Just finish grading. Is the Rockery part of the project?No. The owner intends to employ a landscaper who specializes in custom rockwork under a separate contract. Under Liquidated Damages should we go by the numbers or the text? Use the numbers the text will be revised by addendum. Will the existing sewer need to be replaced? Yes. I am unfamiliar with this and I will need to ask the Civil Engineer and respond in Addendum 1. Do you want a Stipulated Sum(A101) as indicated in the Project Manual or a Cost Of The Work Plus A Fee with a Guaranteed Maximum Price(Al 11)as stated in the Prebid Meeting Agenda? Project Manual presently calls for A101. Owner will consider Contractor's recommendations and may revise by addendum or wait and negotiate prior to award of contract. This concludes Addendum#1. (do not bid paint grade doors) QUESTIONS Do you have a DOE storm water permit?(asked at the Pre-bid Meeting) The development site is less than 1 acre and does not need an NPDES Construction Permit. The 2 hour rated shaft exit enclosure has (2)layers 5/8"GWB on inside face, (1) layer of OSB followed by(2)layers gypsum sheathing on the outside face. j (see E/A16 Note:and General Fire Barrier Note.). Exterior portions of the exit enclosure do not need to be rated. they can have(1) layer 5/8"GWB on inside face and(1) layer of OSB on the outside face. (we want windows). Yes Are any of the type B windows to be fixed casements?No. The type B windows are operable casements throughout the project as indicated on sheet Al2. Is the Vinyl Cove Base to be self-coved sheet vinyl or rubber base?Rubber base. Are rooms 103 and 105 to have Gluedown Carpet? Yes. Are the clocks to be included in the bid? Yes. The clocks are to be included in the bid. They are specified on C/A5 Clocktower Floor Plan According to Addendum#1 the millwork is changed to paint grade,are the doors going to be paint grade?No. The door leafs are to have a face veneer of Select White Birch for a transparent finish. Only the Door Frame and Casing are to be painted.It was decided to bid exposed wood at the casework and door leafs. This may be discussed after bids are received as an item for value engineering. Are the doors going to be flush or 2 panel? The doors shall be 2 panel as indicated on sheet Al2. The mechanical drawing on page M3 only has supply/return branches listed for the radiant baseboard in the boiler room drawings.It appears on the HVAC floor plans that the fan coils will receive hot water supply and return piping.Will they be supplied by the same pump and trunk lines as the baseboard,or will they receive their own pump and supply/return piping? The system was designed for a single supply/return pump. 3 of 7 Mark Christ, Architect 810 Bennett Street Sedro-Woolley,WA 98284 (360) 855-1546 mark@markchrist.com In regard to the First Co. fan coils,I don't see a control valves listed for regulating flow of water through the hot water coils of the air handlers.Will these require motorized valves to turn flow on and off to each unit,or will they receive continuous flow whenever there is a heat call? The control valves will be the Belimo CCV style sized for 4 gpm at 5 psi drop. They modulate and are controlled by a 2-10V signal. ATS has included them in their controls bid package. How will the emergency Corridor and Exit lights work during power failure?Assume that selected fixtures for the halls and stairwells (types A and B)will not be available with battery backup(waiting to hear if this option is available).Assume contractor will reed to provide(1), 3 KVA, UPS for each floor to power 100%of Stair and Exit lights and 50%of Corridor lights and circuit accordingly. Are there enough exit lights? Bid as indicated and wait for Plans Review to see what they require. Why is fixture C switched from inside a living unit? Fixture "C"is something like a porch light and goes with the unit.It is not part of the hall lighting.It should be switched from inside each unit. Why is fixture D on panel EM-I located inside a living unit? In the case the Owner decides to install a generator in the future, it will give the individual units lighting in the event of a power failure.
