Dear Guy,
The following comments are a result of the Development Review Group Meeting of
March 7, 2006, regarding the possibility of a mixed use building at 1014 4th Street.
Please note that the Development Review Group provides information and
recommendations and that all projects must complete the review process prior to project
final decision.

Use Zone: CBD
Maximum Building Height: 50 Feet for non-residential
35 Feet for Residential

1. Parking would need to correspond with AMC Section 17.46.02; single family
residential units,typical 3 bedroom units would require 1:8 per unit, office
space at 4:1000 NSF.
2. Use of the alley for parking access or building access would require paving of
the alley to City Standards.
3. Most likely alley access would be limited at Commercial Avenue due to sight
distance issues.
4. Most likely the building will need to be provided with an automatic fire alarm
system and an automatic sprinkler system as required by the building and fire
codes.
5. Abutting sidewalks would need to be replaced to current City Standards, a
minimum 8 foot in width and barrier free curb cuts at corners.

6. The existing sanitary sewer in the alley may need to be replaced. A video and
smoke test will be conducte

7. Most likely a state environmental policy act checklist will be required.
8. A fire ladder truck impact fee of$1.00 per square foot for the third floor and
above would be required.
9. Elevators in an R2 apartment building or condominium would need to be a
full size elevator meeting fire department stretcher requirements.

When all of the required information has been received, City staff will schedule your DRC meeting
date. DRC meetings are held every Tuesday and generallystart at 1:15 p.m. Representatives from
applicable City Departments will be in attendance. Due to the number of DRC meeting requests,
discussion will generally be limited to 30 minutes per project. However, if you feel you may require
additional time, please inform our office so we may adjust the schedule accordingly. Lastly,we
request that ten (10) copies of the proposed drawings be provided.
