1 INTRODUCTION
This guide was designed to make the installation of the T-Bar Roof System as simple and straightforward as
the system itself. Although individual conditions may vary and application methods are numerous, the
information contained herein is based on general standards used in most applications.
It is strongly recommended that you read this guide completely before proceeding with your installation.
Recommendations are made in regard to specific products and failure to follow such may void any
warranty associated with these products. If you are unclear on any of the points described herein, be
sure to contact your supplier for clarification before proceeding. Having a full understanding of your roof
and the appropriate installation, handling and maintenance techniques will not only make the
installation easier, but also reduce the possibility of frustration or problems.
Read this guide cover to cover, gather up your tools, layout your components and roll up your sleeves.

Property Description:
The subject property has approximately 1592 Square Feet of Living Space on one level.
There are 3 Bedrooms and 2 full Baths. There is a two car attached garage that is
approximately 504 Square Feet. The deck off of the north side of the house is
approximately 329 Square Feet. The house was built in 1998. The Skagit County
Assessor has the lot size as 9,000 Square Feet but the legal description of metes and
bounds indicates a lot size that is smaller than that probably closer to 7,000 Square Feet.
The main living area is a large open area that includes the kitchen and family room. The
3 bedrooms are on the east side of the house and the utility room is adjacent to the kitchen
with access to the double car garage. The house is well constructed and well maintained.
MARKET ANALYSIS:
I have included properties that are either currently on the market,pending sales and sales
that have closed in the past 60 days for comparison to the subject property. Properties# 1
 are currently on the market. They are both one level homes that are similar to the
subject property. Property#1 has been on the market for 78 days and property#2 has
been on the market for 267 days. This indicates to me that the properties are overpriced
for our market. Properties#3  are Pending Feasibility Study which means that they
have an accepted offer but are in a Feasibility Study phase by the Purchaser. They are
both larger than the subject but otherwise similar. Their days on market are 86 days and
26 days which indicates the values are closer to market value. Property#5 is Pending
which means that it has gone through the inspection process and is moving toward
closing. Sales prices are not available until the property actually closes. Properties#6&
#7 are closed sales in the past 30 days and are both larger than the subject property but
also older than the subject.
CONCLUSION:
Based upon the comparisons I would expect a sales price of the subject property in the
range of$240,000 and$250,000. If I were placing this property on the market today I
would have an asking price of$259,000 and expect to see offers in the range metioned
above within the first 60 days of being on the market.
