<br />You will need an encroachment agreement for the private infrastructure in the Public Right-of-Way.

<br />If and when they ever sell in the future, the title companies will be looking for the encroachment agreement so they are not held liable in the future. I can work with your clients on
<br /> the encroachment and recording.

<br />I have a new project I am starting for Alex and Julie Mckee at 2602 17th street, they are wanting to build a detached ADU on their property.

<br />They informed me that the east side of their property is bordered by a vacated street, "K" I believe.
<br />
<br />I want to be clear on the setbacks before I begin designing this for them, with the vacated street adjacent to their lot how will the City view the front/rear and sideyards of this property?

<br />They are wanting to locate the structure in the NW corner of their lot, (indicated on site drawing), it appears neighbors are using the 5/10 sideyard setbacks for adjacent structures
<br /> on their lots.
<br />
<br />Can you verify for me the location of setbacks for this property as viewed by the City.
<br />
<br />If location of proposed ADU is acceptable will access to ADU be available from the vacated street?
