I, <br /> 1 . <br /> This overlay district is intended to recognize the unique heritage, scale, and character of the oldest <br /> residential area of the City of Anacortes by establishing particular standards for certain land uses and building <br /> :! ,k <br /> i! • forms. These standards also seek to encourage sensitively designed infill in keeping with the existing <br /> character of Old Town. To maintain the scale of buildings currently existing in Old Town, it is important that the <br /> scale of surrounding buildings be taken into consideration when designing additions and new buildings. <br /> (Ord. 2794, § 'Mit. Standards of the underlying zoning remain in effect, except as modified by the provisions <br /> in this section. (See official zoning map.). <br /> ! . . : t <br /> i• <br /> The provisions of this overlay district shall apply to new construction and to alterations and additions to <br /> .: i. existing buildings. No new construction of triplexes and fourplexes shall be permitted, even as conditional uses. An <br /> • i' existing triplex or fourplex substantially destroyed by fire, earthquake, or other natural causes may be <br /> rebuilt not exceeding the original dimensions. Planned unit developments shall not be allowed. <br /> B. In the Old Town Overlay District, commercial parking lots and parking for commercial establishments <br /> shall not be allowed, even as a conditional use. Public parking, including expansion of existing public <br /> .: -. <br /> . . <br /> parking beyond its original site, shall be a conditional use, and shall be restricted to parking which is <br /> • ' related to a public facility. Public parking located on a site not contiguous with its related facility shall be <br /> not more than five hundred feet from its related facility and shall not occupy more than six thousand il <br /> square feet in a block. Private parking required for a use which is a permitted use in this district shall be <br /> a permitted use when located on the same site as its related facility. If alley access to private parking is <br /> available, use of the alley access is encouraged to serve this facility.
