Per the provided FEMA <br /> Boundary Memo and Elevation Study prepared by PSE, Inc. on November <br /> 23, 2021, the site is located outside the flood area base flood elevation; <br /> therefore, the provisions of this section would not apply. The City's <br /> floodplain manager concurred. <br /> Critical Areas SMP A-3 and AMC 19.70: Geologically Hazardous Areas <br /> The preliminary geotechnical report submitted states that the site meets the <br /> definitions of an erosion hazard area and seismic hazard area. For erosion <br /> hazard areas, the report states that proper construction practices and <br /> monitoring procedures will manage the risk to the standard of practice and <br /> meet minimum mitigation requirements.
