SHORT PLAT AND STREET VACATION: <br /> 2. City staff will assist in completing the Short plat and record in concurrent <br /> with the property deed from you, showing 1718 split in two lots — one <br /> 70'x134, and one approximately 98'x134'. See attached drawing. <br /> 3. The City will prepare, consider, approve, and record a new property Short <br /> plat of 1718 28th Street to create a new approximate 98'x134' lot on the <br /> western portion of the property. The City will stake all property corners in <br /> the field. <br /> 4. The City will participate with the Evan's to vacate and/or deed in the Short <br /> plat, necessary land at H Avenue Right-of-Way to you in order to form a <br /> new lot split at 1718 28th Street (two parcels), measuring approximately <br /> 98'x134' (13,139.5 Square Feet, more or less. See attached drawing), and <br /> 70'x134' (existing residence on 9,380 Square Feet). <br /> 5. The City will handle notices and fees to complete this Short plat. <br /> 6. The City will provide to the new lot (1720 28th Street) for a two unit duplex <br /> dwelling: <br /> a) (1) 1-inch water service for a double meter. <br /> b) (1) 6-inch sanitary sewer service. <br /> c) (1) 3-inch conduit for Puget Sound Energy. <br /> d) (1) 2-inch conduit for Verizon Northwest <br /> e) (2) 4-inch conduit for AT&T Broadband\Comcast <br /> f) (1) 1-inch service for Cascade Natural Gas <br /> If any additional conduits or services that are not listed above are needed, <br /> the City will work with each Utility Company to ensure that the correct <br /> number of services are provided during the construction of 28th Street. <br /> 7. The City will pay for a two unit duplex dwelling, all hook-up fees and <br /> miscellaneous fees associated with a building permit that are required for <br /> construction. This will be paid at the time that the building permit is issued, <br /> providing that the building permit is applied for within 10-years from the <br /> date of recording of the said Short Plat. This will include: <br /> a) Water hook-up fees. (Does not apply to Irrigation meters) <br /> b) Sewer hook-up fees. <br /> c) Storm drain hook-up fees. <br /> d) Inspection fees. <br /> e) General Facilities Charges. <br /> f) Road Impact fees. <br /> g) Park Impact fees. <br /> h) Fire Impact fees. <br />
