Building Notes
1. Fire blocking per IRC R302.11: Provide fire blocking to cut off concealed draft openings, both
vertical and horizontal, and between living and attic or rafter space. Install fire blocking:
a. In concealed spaces of stud walls and partitions, including furred spaces and parallel rows of studs or
staggered studs as follows: vertically at the ceiling and floor levels, and horizontally at intervals not
exceeding 10 feet.
b. At interconnections between concealed vertical and horizontal spaces such as occur at soffits, drop
ceilings, and cove ceilings.
c. In concealed spaces between stair stringers at top and bottom of run.
d. At openings around vents, pipes, and ducts at ceiling and floor level, with an approved material to
resist free passage of flame and products of combustion.
2. Safety glazing per IRC R308: Each pane of safety glazing to have a visible manufacturer's or installer's
label designating type, thickness, and standard with which it complies. Provide safety glazing at doors
and at windows adjacent to doors.
3. Bedroom emergency escape per IRC R310 and R310.3: Provide net clear opening at minimum of 5.7
square feet, 20 inches wide and 24 inches high.
4. Landings at exterior doors per IRC R311.3: Landing outside exterior door to Vestibule to provide 36
inch wide minimum and 36 inch deep minimum access, set within 1-1/2 inches of the door threshold.
5. Smoke alarms per IRC R314: Provide smoke alarms both inside the Bedroom / Office, and outside in
the hallway leading to the Office and Bedroom. Alarm in hallway to be within 3 feet of Bath door.
Provide near Kitchen gas range at location appropriate to alarm type. Hardwire and interconnect alarms.
6. Carbon monoxide alarm per IRC R315: Provide alarm outside Bedroom / Office. May be combination
smoke and carbon monoxide alarm.
7. Attic access per IRC R807.1: Access not required above Bedroom, Kitchen or Utility due to less than
30 square feet of area with clear 30 inch height between ceiling joists and roof rafters.
8. Light and ventilation: Provide switched light fixtures in Powder, Bedroom, Kitchen, Utility and
Garage. Provide mechanical exhaust ventilation at Powder, at exhaust rate per IRC Table M1507.4,
exhausted directly to the outside.
9. Roof ventilation per IRC R806: Enclosed attic and rafter spaces to have cross ventilation for each
separate space by vent openings protected against the entrance of rain and snow. Net free area to be
not less than 1/150 of the space ventilated. Soffit openings to be covered with corrosion resistant 1/4 inch
maximum screen. Continuous ridge vents to be per manufacturer's recommendations.
10. Notches and holes in joists per IRC R502.8.1: Notches on the ends of joists may not exceed one-
fourth the joist depth. Notches in the top or bottom of joists may not exceed one -sixth the depth or be
located in the middle of the third span. Holes bored in joists may not be within 2 inches of the top or
bottom of the joist, and diameter of any such hole may not exceed one-third the depth of the joist.
Holes and notches may not be within 2 inches of each other.
11. Top plates in exterior walls per IRC R602.3.2: Exterior wood stud walls must be capped with a
double top plate installed to prevent overlapping at corners and intersections with bearing partitions.
End joints must be offset at least 24 inches. A single top plate may be installed provided the plate is tied
at joints, corners and intersecting walls by a minimum 3x6 steel plate, nailed with six 8d nails on each
side of the joint.
12. Ridge boards and ceiling joists per IRC R802.3: Ridge boards shall have a minimum of 1-inch
thickness. Valley or hip rafter shall have a minimum of 2-inch thickness. Minimum depth shall be not less
than the cut end of the rafter. Ceiling joists shall be nailed to rafters and rafters to top plate.
13. Cutting of studs per IRC R602.6 and Figures R602.6 (1) & (2): Studs in exterior walls or bearing
partitions may be cut or notched to a depth not exceeding 25 percent of the stud width. Studs in
nonbearing partitions may be notched to a depth not to exceed 40 percent of a single stud width. Studs
may be bored or drilled, provided that the diameter of the resulting hole is no greater than 40 percent
of the stud width, the edge of the hole is no closer than 5/8 inch to the edge of the stud, and the hole is
not located in the same section as a cut or notch. Exceptions: 1. A stud may be bored to a diameter not
exceeding 60 percent of its width, provided that such studs located in exterior walls or bearing partitions
are doubled and that no more than 2 successive studs are bored. 2. Approved stud shoes may be used
when installed in accordance with manufacturer's recommendation.
14. Roof shingles per IRC R905.2: Provide 15 lb. felt or equivalent underlayment at composition shingle
roofing. Provide two layers underlayment at roof slopes greater than 2 in 12 and less than 4 in 12.
15. Roof flashing per IRC R905.2.8: Provide flashing of corrosion -resistant metal. Provide valley flashing
24 inches wide. End laps of flashing to be 4 inches minimum. Valley flashing shall be open valley lining
type. Sidewall flashing shall be continuous, with vertical leg extending 4 inches minimum under siding on
vertical side wall.
Air Quality and Energy Notes
1. Climate Zone, per�WSEC Table R301.1: 4C
2. Whole house mechanical ventilation per M1507.3: Consisting of supply or exhaust fan or
combination of such, and associated ducts and control. Local fans may serve as the system. The system
shall operate at a continuous rate, per IRC Table M1507.3.3(1); or, operate intermittently for the time
period and rate required by M1507.3.3 Exception. Locate fan in Utility room.

Mechanical Notes
1. Testing and approvals: The building official must approve the mechanical system or equipment
before connection to the fuel source.
2. Access to equipment: Provide sufficient access to equipment to allow inspection, maintenance and
replacement without removing permanent construction.
3. Gas appliance vent terminations, per IRC R1804.2.6: Locate such that:
a. Vent terminal is not less than 4 feet below, 4 feet horizontally from, or 1 foot above any door, window
or gravity gas inlet into the house;
b. Vent termination point is not closer than 3 feet from an interior corner formed by two walls
perpendicular to each other;
c. Bottom of vent terminal is at least 12 inches above finished ground level;
d. Power exhauster terminations are not less than 10 feet from lot lines;
e. Discharge is located away from the building.
4. Provide a smooth metal clothes dryer vent duct terminating at the outside wall of the Utility / Laundry
room. Do not install screens at the termination. Do not install duct with sheet metal screws.
5. Exhaust fans: Provide an exhaust fan at the Powder, Utility (Laundry) and Kitchen. Terminate fan
ducts outside the building and not less than 3 feet from any opening. Ducts going through unheated
spaces must be insulated to R-4 minimum. Per IRC Table M1507.4, kitchen exhaust fan must be 100
CFM minimum and bathroom exhaust fans 50 CFM minimum.
6. Vent clearances per IRC M 1801.3.4: Install vents with airspace clearances to combustibles per the
IRC and manufacturer's installation instructions.
Plumbing Notes
1. Testing and Inspection: PI_umbing, drainage system and building sewer must be tested, inspected
and approved before being covered, concealed or put into use. Plumbing supply piping must be tested
with working water pressure or, except plastic piping, air pressure. Plumbing drains must be tested with
water filled to highest vent in system or air pressure.
2. Protection of piping: Protect piping passing under or through walls from breakage; provide for
expansion of hot water piping by approved means; and appropriately seal all voids around piping
passing through concrete slabs on grade. Provide sleeves to protect piping passing through concrete
walls. Support all horizontal piping at sufficiently close intervals to prevent sagging.
3. Hot and cold water controls: Where separate handles control hot and cold water, the left-hand
control must control the hot water. Single -fitting mixing valves shall have the flow of hot water
correspond to the fitting markings.
4. Dishwasher connection: Where the dishwasher is connected tothe drainage system or food waste
disposer, install an approved dishwasher air -gap fitting on the discharge side of the dishwasher. Install
listed air gaps with the flood level marking at or above the flood level of the sink.
5. Hose bibs: Protect hose bibs with an approved non -removable type backflow prevention device.
6. Plumbing fixture caulking: Caulk or seal all fixtures, including toilets, at their base.
