The following comments are provided: <br /> • It appears that the project will increase the value to more than 50%, which triggers <br /> the need for off-site improvements. <br /> • This property, under the BLA project is required to construct off-site improvements <br /> along Fidalgo Avenue. See attached plan. <br /> • The project submittal did not include a site plan. Needed to determine if there will <br /> be a 1,000 SF of new impervious area with driveway widening, etc. Site plan <br /> should identify where all of the utilities are located. See attached vicinity map. <br /> • Applicant needs to provide a Large Parcel Storm Water Plan for 5,000 SF of <br /> disturbed soils. <br /> • Applicant needs to provide a Drainage Analysis Report that includes a rain garden <br /> design for each rain garden proposed. <br /> • Applicant needs to provide grading and civil plans for the roadway paving and <br /> drainage. <br /> • Fees for the civil plan review and construction inspection is 2% of the estimated <br /> construction costs.
