Interior braced walls are not more than 4 ft. apart per Section R602.10.1.2 Prescriptive braced walls are on sides of garage front. 7. One hour wall details on sheet 5 have been corrected. The details are In compliance with GA method WP 3370. Roof sheathing is in compliance with section R302.2.2 exception to parapet requirement. (Note that other disciplines may or may not be contacting you regarding your application too) There are a number of items that will need to be addressed before I can approve your application. 1. Please show on the plans the locations where Safety Glass will be needed? 2. Please show on the plans the location of the egress windows? 3. Please provide clarification on the headroom clearance at the toilet under the stair system? 4. There are a number of details on the plans that are not applicable to this project. Please remove all non -applicable details before you re -submit. 5. Please provide an Energy Code Worksheet that includes how you will be meeting the energy code credit requirements? Please show this information on the full sized plan set. 6. As proposed, this building does not meet the lateral requirements from the code. You can both modify your plan and demonstrate how it will meet code requirements, or you may have an engineer licensed in Washington State perform a lateral analysis. If you choose to demonstrate how it will meet code minimums, a lateral plan will be needed showing braced wall lines, bracing calcs and types. If you choose to have an engineer perform a lateral analysis, then the results of the engineering will need to be placed on full sized plan sheets and be a part of the plan set. 7. The code requires a 1-hr fire rated wall assembly between the 2 units. The wall that is proposed does not meet this requirement in the following areas - a. The floor system(s) may not interrupt the wall assembly. b. The upper wall in the attic shows trusses, however they appear to be orientated perpendicular to what is in actual. c. Please provide a UL or GA assembly that meets the 1 hr requirement for the crawl space, common wall and the attic space. d. Please show a full height cross section detail of the wall including all of the assembly details from number "c" above. e. There is something troubling me and I can't help sharing with you and asking for your thoughts. The building is totally new from the foundation up and it has recently been hooked up for electrical power with an overhead drop to a mast, then to a double meter base. As a home builder here in Anacortes, I have experienced situations where an overhead drop would be easier and cheaper to install for my new home projects. I am working on one right now where we have at least $6000 in expenses to install underground power and I am certain other projects will come along like that in the future. I just completed my triplex project on O Avenue and had well over that cost figure in underground, after we had to remove an existing overhead drop to the original structure. It has been my experience for many years in Anacortes that new power must be brought to the project in underground method. Rob in the building department recently provided me some code references that emphasize that approach and I agree that it is a very good and well -reasoned theory. I support it 100% and I hope that all parties are treated equally in regard to new installs. So there's my question: Why is this one OK? Does it mean that I can look to this method whenever it is cheaper and more convenient? What are the parameters that I should be aware of when I wish to skirt building regulations that seem to be so strictly enforced, but seem also to have major loopholes? I would just like to be made aware of ways that I can make my projects easier and cheaper and this one seems to be a good one for my future use. All exterior joints and openings shall be sealed, caulked, gasketed or weather-stripped to limit air leakage. Examples of joints or openings include: windows, doors, openings between walls and foundations, between walls and roof and between wall panels, openings at penetrations of utility services and access panels into unheated spaces. 2. All exterior doors, other than fire -rated doors, shall be designed to limit air leakage around their perimeter when in a closed position. Doors between the residence and the garage are not considered 'fire -rated' even though they must carry a 20minute rating. 3. All exterior windows shall be designed to admit infiltration into or from the building envelope. Site -built and shop- built wooden sashes are exempt from infiltration criteria, but must be made tight fitting and weather-stripped and caulked. 4. Recessed light fixtures in ceilings of unheated attic spaces to limit air leakage. VAPOR BARRIERS / GROUND COVERS An approved vapor barrier shall be installed on all exterior walls, on the warm side of all roof decks and on the warm f i r r a m side o al afters that are both ceiling and roof support members. The net free area for attic ventilation may be 1/150 or 1/300 of the total attic area provided a vapor barrier, having a perm rating not exceeding 1, is installed on the warm side of the insulation. A ground cover of 6 mil (0.006") black polyethylene (visquene), or equal, shall be laid over the bare earth in all crawl spaces. The cover shall be lapped 12" minimum at all seams and extend up the foundation wall to the mudsill plate. All enclosed furnaces shall have a minimum 10sq inch fresh air intake, unless located in the garage, attic or Crawlspace. Building envelope air leakage control shall be considered acceptable when tested to have an air leakage less than 5air changes per hour when tested with a blower door at a pressure of 50 Pascals (0.2 inch w.g.). Liquefied petroleum gas burning appliances shall not be installed in a pit, basement or similar location where heavier than air gas might collect. Appliances so fueled shall not be installed in an above grade under floor space or basement unless such location is provided with an approved means for removal of unburned gas. Heating and cooling equipment located in a garage and which generates a glow, spark or flame capable of igniting flammable vapors shall be installed with the pilots, burners or heating elements and switches at least 18" above the finished floor.
