<br /> <br />NOTICE OF APPLICATION <br />with OPTIONAL SEPA DNS <br /> <br />File Number: SPL-2021-0002 <br />Applicant/Owner: FDV, LLC (Craig Bergfalk) <br />Date of Application: May 21, 2021 <br />Date of Completeness: August 10, 2021 <br />Project Location: 2307 37th Street (P57826) <br /> <br /> <br />NOTICE IS HEREBY GIVEN THAT AN APPLICATION WAS MADE FOR THE FOLLOWING PROPOSAL: <br />The applicant is requesting a Preliminary Short Plat application to divide an approximately 1.38-acre lot into (9) <br />residential lots within the Residential Low Density 2A (R2A) zoning district. Lot sizes range from the majority <br />being 6,000 sq. ft. and the largest being 9,000 sq. ft.; the zoning minimum requires 6,000 sq. ft. for Single-Family <br />Residences and 9,000 sq. ft. for Duplexes. Each lot would be serviced with City utilities (water, sewer). Access <br />to the lots would be off of the alley, to be improved with development, onto B Ave and C Ave. <br />Required Project Permits/Approvals: The following may be required in addition to the above: Residential <br />Building Permit, Right of Way Permits, Stormwater & Drainage Approval, Final Short Plat Approval, Clearing & <br />Grading Review <br />SEPA Review: Based on the submitted application and available information, the City anticipates issuing an <br />DNS for this proposal and the optional DNS process as specified in WAC 197.11.355 is being utilized. <br />Consequently, this may be the only opportunity to comment on the environmental impacts of this proposal. <br />This proposal may include mitigation measures under applicable codes, and the project review process may <br />incorporate or require mitigation measures regardless of whether an EIS is prepared. A copy of the subsequent <br />SEPA threshold determination for the proposal may be obtained upon request. <br />Existing Environmental Documents: SEPA Checklist; Tree Preservation Plan <br />Public Hearing: None required. A Preliminary Short Plat application with a SEPA Threshold Determination is <br />a Type 2 Administrative Decision. <br />Public Comment Period: The Notice of Application was published on August 18th, 2021.
