The contractor, Mr. Mike Pearl, is also my neighbor and a reputable local <br /> builder. He has been very busy, so assembling the necessary information took <br /> several weeks. <br /> Mr. Pearl used the Cooley Inspection Services and Certified Home Inspection <br /> Services inspection reports as a basis for his "bid". Because these inspections were <br /> by definition non-destructive and rather general in nature, Mr. Pearl performed his <br /> own careful pre-bid review of the structure. Pearl's inspection included climbing <br /> underneath the house, opening up a few walls from inside the house, and consulting <br /> with Savage Roofing to look at the root <br /> In short, Mr. Pearl concludes that: <br /> 1) The degree of existing structural rot/degradation is severe (including severely <br /> damaged wall studs and other significant damage); <br /> 2) The most recently-installed roofing was put on in a manner inconsistent with <br /> the composite tab manufacturer's warrantee and, probably, code <br /> requirements; <br /> 3) Some studs and electrical modifications, as well as some newer sections of <br /> fiberglass insulation, were recently installed inside the walls (implying that the <br /> Seller was aware of a number of serious undisclosed deficiencies before <br /> sale); <br /> 4) There is considerable direct contact between the Seller's new concrete slab <br /> floor and unprotected wood structural members; <br />
